Tenants benefit from the same advanced design and hardware that is the building’s signature. Raised floors 400mm in depth provide an under-floor air-conditioning system that is much more effective, simpler to move, reconfigure and extend than traditional ceiling ducted systems. The ceilings themselves are chilled or heated to act as radiant plates precisely controlling the temperatures in the offices.

	Spring During the spring months building energy demand is lowest. Both the internal and external envelopes are open to allow natural ventilation thoughtout the office.

	Summer During the summer months the external shell is open at the base of the building drawing fresh air in, at the same time temperatures in the office spaces are futher controlled by chilled and underfloor air conditioning systems.

	Autumn During the Autumn months energy requirements are low and natural ventilation largely controls the internal atmosphere.

	Winter During the winter months fresh air continues to be drawn into the bulding, but the atrium vent is closed, thereby trapping air in the outer shell where it is heated by the sun and deliberate heat leakage from the office areas.
